Your Credit Profile Helps Shape the Loan Review.

Credit reports and scores matter, but they do not stand alone. A Texas mortgage review considers credit alongside the verified borrower, property, and transaction information required for the requested loan.

A credit report is a record; a score is an interpretation.

A credit report can include identifying information, credit accounts, balances, payment history, inquiries, and certain public-record information. A credit score is calculated from information in a report using a particular scoring model. More than one score can exist because the report, model, and timing can differ.

The Consumer Financial Protection Bureau provides a plain-language explanation of credit reports. The report is the best place to begin if you want to understand the information being evaluated.

Mortgage review looks beyond a single number.

Loan requirements vary. The lender may consider payment history, current obligations, the type and age of accounts, recent inquiries, and other report information. Credit is then reviewed with verified income, assets, debts, occupancy, property information, and the requested loan structure.

There is no single score statement that can determine every applicant's result. Available options require the relevant application and lender review.

For a VA-backed loan, VA does not set a program-wide minimum credit score, but a lender may apply additional credit requirements. Current VA underwriting standards in 38 CFR 36.4340, reviewed July 20, 2026, address debt-to-income ratio and residual income. The 41% DTI figure is a review point, not a universal cap or approval promise. Military pay and BAH must be verified and analyzed for the actual file. Read the VA qualifying guide for the complete framework.

Review reports for accuracy before a decision depends on them.

AnnualCreditReport.com is the federally authorized source for free credit reports. Review each report carefully for accounts you do not recognize, incorrect personal information, duplicate entries, or inaccurate payment history.

If information appears wrong, follow the reporting company's dispute process. The Federal Trade Commission's dispute guide explains how to document and submit an error. A dispute does not guarantee a particular credit or loan result.

Keep the application information current.

A lender may check or refresh credit information during the process. New debt, additional inquiries, changed balances, late payments, or closed accounts can affect the information used in the review. Before changing accounts or taking on a new obligation, ask what the change could require in your file.

Answer application questions accurately and provide requested explanations or supporting records through the approved REV Mortgage process. Do not send account numbers, full reports, or sensitive documents through regular email.

Credit preparation is record preparation.

Useful preparation includes knowing which debts belong to you, keeping payment records current, understanding any disputed items, and being ready to explain significant recent changes accurately. Avoid services that promise a guaranteed score increase or guaranteed mortgage outcome.

Credit FAQ

Four answers for better preparation.

Is a credit score the only factor in mortgage approval?

No. Credit is one part of a review that can also include verified income, assets, debts, occupancy, property information, program requirements, and other application details.

Can I review my credit reports before applying?

Yes. Reviewing your reports can help you identify unfamiliar or inaccurate information. AnnualCreditReport.com is the federally authorized source for free credit reports.

Should I open or close accounts during a mortgage review?

Account changes can affect credit and the information used in the loan review. Ask your loan officer before making a change so you can understand what documentation or updated review may be needed.

What should I do if I find an error on a credit report?

Use the credit reporting company's dispute process and provide accurate supporting information. Keep records of what you submit and tell your loan officer that a dispute is in progress.
