VA-backed loans are made by private lenders. The U.S. Department of Veterans Affairs guarantees a portion of an eligible loan. A Certificate of Eligibility confirms the VA benefit information shown on the certificate, but it does not approve the borrower, requested loan, or property.

A qualifying VA purchase may offer a no-down-payment path and does not require monthly private mortgage insurance. Credit, income, residual income, occupancy, entitlement, value, property, closing costs, and lender requirements still apply. Zero down does not necessarily mean zero cash to close.
