Does submitting an application guarantee approval?
No. Loan decisions depend on verified borrower information, credit, property information, program rules, and underwriting. An application is not a commitment to lend.
What happens after I apply?
The lender may request documents, verify information, review the property and title, and complete underwriting. The exact sequence depends on the loan and transaction.
Will applying affect my credit?
A mortgage application may involve a credit inquiry. Ask Jonathan what type of inquiry is expected and when it may occur before authorizing it.
How do I choose a loan program?
Programs have different eligibility, occupancy, property, documentation, insurance, and cost rules. Jonathan can explain general differences. Available terms can only be determined from the relevant application information and review.
What is a VA Certificate of Eligibility?
A COE shows that VA service-history requirements have been met. It does not guarantee financing. VA and lender requirements still apply. Read more on the official VA eligibility page.
Does a VA appraisal replace a home inspection?
No. A VA appraisal addresses value and VA minimum property requirements. A home inspection is a separate evaluation of the property's condition.
Will every VA borrower pay a funding fee?
No. A one-time VA funding fee may apply, and some borrowers may be exempt. The amount and exemption status depend on VA rules and borrower circumstances.
Should I email financial documents?
Do not email Social Security numbers, bank statements, tax returns, account numbers, login credentials, or other sensitive documents. Ask Jonathan how to provide requested items through an approved method for your application.
