Define the purpose before comparing the loan.

A refinance can be considered for several reasons, such as changing the loan term or structure, addressing mortgage insurance, or accessing equity when an eligible cash-out transaction is available. The purpose determines which comparisons matter most.

Write down the outcome you want and how long you expect to keep the property and new loan. Without a clear purpose and time horizon, a lower payment or different rate can be difficult to evaluate responsibly.

A new loan creates new costs and a new timeline.

Refinancing involves a new application and can require credit, income, asset, debt, title, insurance, appraisal, and property review. It also can include lender and third-party closing costs, prepaid items, and escrow adjustments.

The new loan pays off the existing mortgage at closing. Any existing escrow balance is handled separately by the current servicer under applicable requirements; it should not be assumed to reduce the amount needed for the new closing unless it is shown in the transaction.

Compare the complete structure.

Review the interest rate, annual percentage rate, term, payment structure, closing costs, mortgage insurance, and total borrowing cost disclosed for the new loan. A longer term can change the payment while extending the time over which interest may accrue. A shorter term can change both payment and total cost.

Use a break-even question as one part of the decision.

A simple comparison asks how long it could take for expected monthly savings to recover the upfront costs of the refinance. That is useful, but it is incomplete when the term, balance, mortgage insurance, cash proceeds, or loan features also change.

Compare multiple time horizons and consider how long you realistically expect to keep the new loan. Do not treat a calculated break-even point as a guarantee of future savings.

Texas cash-out transactions require special attention.

Texas home-equity law can impose additional limits, notices, timing, property, and closing requirements on transactions secured by a homestead. The lender must determine whether the proposed transaction is eligible and which requirements apply.

The Texas Office of Consumer Credit Commissioner's home-equity disclosures and bulletins provide state regulatory context. General education cannot determine whether a particular property or transaction qualifies.

Read the new disclosures beside the current loan.

Use the Loan Estimate and later disclosures to compare the proposed loan with the current mortgage statement and payoff information. Confirm which debts are being paid, whether cash proceeds are expected, how escrow is handled, and which costs are financed or paid at closing.

VA borrowers should separate an Interest Rate Reduction Refinance Loan from a VA-backed cash-out refinance. Those official VA pages were reviewed July 20, 2026. An IRRRL is a VA-to-VA transaction with prior-occupancy eligibility and no general cash-out purpose; a VA-backed cash-out loan can refinance an eligible VA or non-VA mortgage but requires current occupancy and a full borrower and property review.
